ARCHITECTURAL DESIGN:
Program: An outline detailing
goals, needs and design expectations. Also considered at this phase is
the proposed siting of the building along with building code and zoning
restrains.
Schematic Design: Utilizing
the building program and site data, this is the phase where floor
plans, exterior elevations or perspective sketches and site plan are
generated. Construction costs are also discussed and adjusted during
this phase.
Design Development: During this
phase, drawings, in greater detail, are prepared in order to develop
the design intent, including building finishes and materials.
Construction Documents: The
drawing package is prepared for the contractor to price and build. The
package includes: site plan, foundation plan, floor plans, structural
plans (layout only), exterior elevations, building sections, wall
sections and details, interior elevations, door, window and room finish
schedules, electrical and lighting plans (layout only).
Construction Administration:
Services performed during this phase include: site visits, construction
consultations, review of shop drawings or submittals and coordination
of interior and landscape designs.
